All About Electrical Inspections
According to statistics from the health and safety executive there are around 1000 accidents at work each year that involve electrical shocks. Some of these result in fatalities. Electrical safety conductors [ edit ]
These new regulations came into effect on 1 june 2020 and require landlords to ensure the electrical installations within their properties are safe and inspected by a qualified person at least every five years. Following an inspection an electrical safety condition report (eicr) following the 18th edition of the ‘wiring regulations’ must be provided to their tenants and to their local authority if requested. Where the report shows that remedial or further investigative work is necessary, complete this work within 28 days or any shorter period if specified as necessary in the report. The regulations apply to all new tenancies from 1 july this year and existing tenancies from 1 april 2021.
Landlords must: ensure national standards for electrical safety are met. These are set out in the 18th edition of the ‘wiring regulations’, regulations which are published as british standard ensure the electrical installations in their rented properties are inspected and tested by a qualified and competent person at least every five years. Obtain a report from the person conducting the inspection and test which gives the results and sets a date for the next inspection and test supply a copy of this report to the existing tenant within 28 days of the inspection and test supply a copy of this report to a new tenant before they occupy the premises.
Electrical safety standards [ edit ]
Most apparatus used in school will have been designed to comply with modern electrical safety standards and should pose no risk if properly maintained in working order. The hse recommends that all portable electrical apparatus should be visually inspected, at least once each term but more frequently if the nature of its use or environment suggests this. All earthed portable equipment such as drills, saws, irons, hand lamps etc should be subject to a detailed inspection and test at a frequency dependent upon the use of the equipment and determined by a competent person. Items that are rarely unplugged, eg refrigerators, will need inspecting and testing infrequently.
